To buy a property in France is a very simple practise.
After having selected the apartment, the house, the villa, etc. of your choice, you make an offer of purchase by the intermediary of the agency and by pouring a check of 5 % or 10 % of the property price with a check in the order of the notary.
If the seller accepts the offered conditions, one will draft the compromise where will be specified even better all the clauses : Payment, loans, deadline of signature, etc.
The final stage is the notarial act which can be made within a brief delay, from 20 days to 3 months, either according to an agreement foreseen by the parties.
For buildings in construction purchases, to protect the buyer comes into effect the banking pledge which insures the good condition of the works and the paid and to pay sums.
Indeed according to the law all the new construction should obtain a bank guarantee of the end of works before beginning the marketing and of this fact in case of bankruptcy of the company of promotion, the bank replaces it and wears at the good end the project.

THE FINANCING
All present the rates interest vary between 3 and 4,50 % and it depends on the type of financing which you will choose, variable or fixed and of term 10, 15 o 20 years.
The percentage of financing can be 100 % for the French citizens and 70 – 80 % for the foreigners non residents. The requested documents are the photocopy of the identity card and the tax return.

TAXES
This last one is chargeable to the tenant if the property is rented.
The new buildings are exempted from it for both first two years.
